02 - HOW THIS WORKS

How whole-home electrical inspection works.

What gets inspected

Service entrance, meter, main panel, sub-panels. Branch circuits and breaker condition. GFCI and AFCI coverage against current code. Sample of receptacles and switches (typically 10-15 per home). Visible wiring in attic, basement, crawlspace, garage. Outdoor receptacles and lighting. Smoke and CO detector wiring. Any visible ground rod and bonding.

What we are looking for

Federal Pacific Stab-Lok or Zinsco panels (recalled, unsafe). Aluminum branch wiring at 12 and 14 AWG (1965-1973, fire risk). Knob-and-tube (pre-1950, insurance issue). Backstabbed devices. Missing GFCI in wet locations. Improper grounding or bonding. Double-tapped neutrals. Wire damage from rodents or renovations.

The findings report

Each finding gets a description, photo, code reference where applicable, severity rating (safety, code, or recommendation), and a ballpark cost to remediate. The report goes to the customer as a PDF with photos. Real estate purchases get a buyer-ready version.

Common findings by home age

Pre-1950: knob-and-tube, ungrounded circuits, undersized service. 1965-1985: aluminum branch wiring, FPE Stab-Lok panels, GFCI gaps. 1985-2000: aged Romex, AFCI gaps, single-pole MWBC issues. 2000+: typically minor issues unless renovation work was done unpermitted.

How to know when it is time, and what to expect.

When to bring us in for whole-home electrical inspection

Most whole-home electrical inspection calls start when the homeowner is planning ahead: a renovation, an addition, an EV charger, a generator, a panel upgrade, or any project where the existing electrical needs to be sized correctly for the new load. The earlier we walk the property, the cleaner the project sequencing. Bringing us in before the drywall closes saves rework. Bringing us in before the contract is signed with the GC saves scope confusion. We are happy to walk a property at the planning stage even if the install is still months out.

What we look at on the first visit

A walk of the property with attention to the panel (age, capacity, available breaker space), conduit accessibility, attic / crawlspace conditions, and the load picture (current loads + planned future loads). For installs that touch the service drop, we factor utility coordination from the start. The estimate we leave with is fixed for the scope as walked. Change orders only happen for genuinely new findings during the work, you hear about them before we proceed.

A whole-home electrical inspection is the most thorough single visit we make. It produces a documented assessment of the entire electrical system with prioritized findings. Buyers use it for due diligence. Sellers use it pre-listing to avoid surprise inspection findings. Long-time owners use it before major renovations. Insurance carriers sometimes require it on older homes before renewing or writing a policy.

How is this different from a home inspector's electrical check?

A general home inspector covers electrical at a high level (panel cover off, sample some receptacles, look for obvious issues). A licensed electrician inspecting electrical specifically goes deeper: code review, branded panel concerns, grounding verification, AFCI/GFCI mapping. The findings are more detailed and actionable.

How much does a whole-home inspection cost?

Yes. The findings report includes ballpark costs to remediate. If you proceed with us on the work, the inspection cost is credited toward the repair work.
